PLAN & SPEC

Traditionally, we work with clients to provide design drawings (plans) along with written specifications (specs) to be bid on by contractors. With 40+ years of experience, we are well-versed in helping clients achieve the most accurate bid. We translate the client’s vision for their project into detailed plans and design documents. After the contractors are chosen, we supervise the project throughout construction to ensure that vision is achieved.

DESIGN-BUILD

Clients often already have a great working relationship with a specific contractor and want to expedite the construction process. We work with the owner’s preferred contractors and combine the budgeted plan with our detailed analysis to mold a complete design. We leverage the contractor’s field knowledge and add in technical and code expertise to provide designs to get the project off and running.

EVALUATIONS

Sometimes a client is not sure what they need, but they know there is a problem. That is where we come in. Whether a space is too hot or cold, or an energy bill is starting to soar, inefficient MEP systems can be both costly and disruptive to your business. We provide evaluations of current systems and root-cause problems. Once the source of an issue is identified, we construct a list of options and use our decades of experience to recommend the best solution.

RENOVATIONS & ADAPTIVE REUSE

Renovating an existing space can often be more challenging than creating a large new building from scratch. In any renovation project, large or small, creativity and a hands-on approach is essential to reimagining or upgrading a space. That’s why we advise site visits and research into the current building as the first step before the first line is put down on a drawing.

GREEN DESIGN & LEED

“Green” design is gaining traction, but we’ve been incorporating these practices into our design from day one. Reducing energy usage is as good for the owner’s bottom line as it is for the environment, and MEP systems are a direct way to make an impact. Energy efficiency is ingrained into our engineering DNA, and when we have a client that wants to go for a Energy Star or LEED certification, we get to pull out all the stops.

PROTOTYPICAL & FRANCHISES

Prototypical drawings and franchises are never actually “cookie cutter” projects. There are always physical constraints on the site or local regulations that make each location unique. We can provide design services on both sides of these type of projects … either the “typical” drawings for consistency from location to location, or the construction documents that have been honed to fit a particular location.
