Patrick O’Shea’s

Location: Louisville, KY (Whiskey Row)
Type: Adaptive Reuse
Description: This bar and restaurant on Louisville’s Whiskey Row, which previously housed bourbon barrels, required creative MEP solutions to work around the existing, historic structure. Multiple units on each floor supplied heating and cooling via water source heat pumps with a closed loop cooler on the roof. Heating consisted of a small, high-efficiency gas boiler with sealed combustion for maximum efficiency. New electrical service was installed, including lighting with dimmable LED fixtures. A new hot water system, powered by solar panels with back up gas water heaters, was also installed. Including these “green” systems in this adaptive reuse project resulted in energy efficiency and cost savings.

The Puritan Apartments

Location: Louisville, KY (Old Louisville)
Type: Renovation, Upgrades

Description: This project was a major upgrade to a 6-story building that was originally built in 1925 and had multiple additions and renovations over the decades. Working with historical restrictions, the HVAC system was converted from steam radiators and window air-conditioning units to energy efficient water-sourced heat pumps fed from boilers and a cooling tower. Lighting was updated to LED bulbs, and new plumbing piping and fixtures replaced aging and leaking pipes and fixtures.

First Trust Center

Location: Louisville, KY (Downtown)
Type: Renovations (multiple)

Description: When you’ve been around as long as we have, you just might get to work on a building more than once in its lifespan. Our first renovation of this building was in the1980’s to combine 2 adjacent buildings with an atrium. Another renovation several years later upgraded the open loop boiler/chiller system that was run off the aquifer running in the limestone below downtown Louisville. More recently, we have been involved in several tenant renovations including Stockyards Bank Branch (shown here), Stockyards Bank Offices, and additional office spaces.

Sanctuary on Bardstown

Location: Louisville, KY (Highlands)
Type: Adaptive Reuse

Description: This building is a former church that was built in 1927. In this renovation, it was converted into apartments and a shell design for an adjoining restaurant (later finished out by the tenant as Noche). The design included modern conveniences while maintaining the historic character of woodwork, stained glass and stonework. The MEP design worked with the existing layout to provide maximum comfort and efficiency to this unique project.
